Is a home inspection required when purchasing a home?

Answer: No: Lenders do not require a home inspection for loan approval.

We strongly encourage our clients to have a home inspection as part of the purchasing process.

The inspection should be performed by a Certified Residential Inspection Company. I can't stress enough the importance of a home inspection. In my opinion, it should be a requirement when purchasing a home.

What is a Certified Residential Inspection Company/ Inspector?

At a minimum, your home inspector should be ASHI certified (American Society of Home Inspectors).

According to the ASHI website, some requirements to become ASHI certified are: pass a national home inspectors examine, complete ASHI's code of ethics module and provide proof of at least 250 fee paid home inspections completed by the applicant.

How much does a home inspection cost?

Home inspection costs vary depending on several factors.

The list below contains some of the more important elements affecting the cost of a home inspection.

  • The size of the home is probably the largest factor in the cost of a home inspection.
  • A basement will also affect the price.
  • The age of the home is also a factor.
  • Exterior construction materials used affect the price as well.
  • The difference between a ranch or a two story may also affect the price.

Should I use a relative or a friend to do a home inspection in an effort to save money?

We recommend family members and/or friends not be involved in the actual home inspection process.
