Q. What is the GAMLS and FMLS. In Atlanta there are two Multiple Listing Services the GAMLS and FMLS.

A. These services control the display of listing information in all media types. Only Licensed Brokerage Firm registered with the Georgia Real Estate Commission can become members.



Q. How much internet exposure does my listing receive?

A. We list with several major Real Estate Websites like Realtor.com, Trulia, Postlets, Zillow.com just to mention a few....in addition we will list your home on every residential website in Atlanta that uses either the IDX-Feed or REN. (Real Estate Network..)

Examples: Re/max.com, Metro Brokers, Keller Williams etc.... and listed on individual agents websites as well. Note: We provide the necessary IDX-feed and or feed to The Real Estate Network for syndication. These companies control the display of information.



Q. What if I find a buyer interested in my home?

A. With our Flat Fee Plan if you locate an unrepresented buyer you pay no Buyer's Agent Commissions.

Please Note: Most Flat Fee Brokers in Atlanta State that if you sell your home to an unrepresented buyer you pay NO COMMISSIONS! This is somewhat misleading as you have already paid the Flat Fee to List your home and will pay the agreed to percentage of the contracted sales price at closing.





Q. Why we recommend Lock Boxes

A. Our Lock Boxes are GAMLS compatible. We feel a lox box is a necessity when selling your home.

  • Capable of printing reports showing which agent or agents showed your home.

  • Is used by nearly all Real Estate Agents in Metro Atlanta for home entry.

  • Help identify the person showing your home is a licensed Real Estate Agent. They only sell these keys to Georgia Licensed Real Estate Agents.










Q. Should I offer a buyer's agent commission?

A. Yes. Real Estate agents work on a commission structure. The GAMLS and FMLS both display commissions offered by a seller. If you do not offer a buyer's agent commission it is doubtful any agent will show your home.




Q. How much should I offer a buyer's agent?

A. Real Estate commissions are negotiable, but we recommend offering a competitive commission rate for your area. We can help establish an amount during the listing process.



Q. Is there are minimum time frame to list?

A. Yes. You may list until SOLD!! The minimum time frame is 3 months.



Q. Will you help price my home?

A. Yes. Will will provide a Comparative Market Analysis and suggest a listing price for you home.



Q. Will you make recommendations for my home?

A. Yes. During the listing appointment we will make recommendations to ensure your home is market ready.



Q. What are the main differences in Flat Fee Real Estate Brokers and/or Discount Real Estate Brokers in Metro Atlanta?

A.1 Take note of words like "assist". Our value added service: If an item appears on our list of services, we offer full rendition of that particular service.

A.2 Discount Real Estate Brokers in Atlanta typically charge a small percentage fee when a home closes. Flat Fee Brokers typically charge a Flat Rate and an even smaller percentage at a successful closing. It is imperative to examine services provided by a particular broker as it relates to their fees.



Q. What if I decide not to sell after I have listed?

A. If you wish to withdraw your home from the FMLS and or GAMLS during the time frame of the listing agreement, simply let us know. However, an early termination fee of $60.00 for the FMLS and $60.00 for the GAMLS is applicable.

However, you may re-enter the market at any time absolutely free. (Must be same address and owners as previously listed with HomeAtlantaGa.com)




Q. Can I list and sell my Home with no out-of-pocket Expenses and still save on Commissions?

A. So, you don't want to pay up front fees to List and Sell your Home. No Problem! I have designed the Hybrid Plan to sell your home with no up front Fees. (Note: The Executive and Hybrid Plan doesn't include the option to sell your own home.)
