Our Story; So You've just located the perfect Flat Fee Listing Company. So now it's Time to Pull out that Credit Card
So you going to pay a Flat Fee (example) say $550.00 AND ZERO LISTING COMMISSIONS. Great you're all set!
But there's a Catch!
If your home is listed in one of the following counties you might want to keep reading!
- Barrow
- Bartow
- Cherokee
- Chattooga
- Cobb
- Dawson
- Dekalb
- Douglas
- Floyd
- Forsyth
- Fulton
- Gordon
- Gwinnett
- Hall
- Haralson
- Jackson
- Lumpkin
- Pickens
- Polk
- Walton
These counties are mandated by the FMLS and are mandatory listing counties AND Charge a Closing Fees to the Listing Broker's Firm.
So how much is this fee?
Answer: .0012 times the Sale Price of the Home
With this Fee being percentage based shows why it's impossible for a Brokerage Firm to charge a true Flat Fee Listing in the FMLS areas.
So on a $400,000 home the fee is $480.00
So let's do some simple math.
The Company Lists your Home for $550.00 YET THEY ARE CHARGED $480.00 by the FMLS. So they just made $70.00
Folks this isn't feasible
But their Website States Absolutely "NO LISTNG COMMISSIONS" Right?
Wrong!
Here's the Catch
When you break out that shiny new credit card for a $550.00 Flat Fee Listings. The company may send a follow up email stating that you agreed to the "Terms of Service" from their web page.
And that's the catch!
Who's going to go back and read this (People Using Facebook® Didn't)
Or they will send the Listing Agreement for you to sign after you've paid the up-front listing fee and spent several hours trying to input your own listing.
Either Way it Shakes Out Your Going to Pay a "Closing Fee, Commission Fee or an Administration Fee" Call it what you want.
Flat Fee Listing Companies which fail to disclose this type of information (up front) aren't being very honest to say the least.
Just Google® the companies reviews that's always a good starting point.
If the listing company has their closing fees (for the above listed counties) prominently advertised then it's probably a reputable company.
If you would like a copy of our listing agreement (which shows all fees) simply give us a call or send us an email.

Conclusion
Before you pay a listing broker money you should demand to see the entire listing agreement up front !The Listing Agreement will disclose all Fees!
If they won't provide the listing agreement up front then you may want to think twice!
